Investment strategy

Tryline Capital is a real estate investment firm focused on value-add and opportunistic residential properties in the Mid-Atlantic and Northeastern US. We have patient, flexible capital that pursues direct investments in quality properties alongside aligned, best-in-class partners. Tryline has nearly 1,100 apartment units in its portfolio and is actively seeking to expand this footprint.

The Team is based in New York and Washington, DC, providing a local presence to the deals that we pursue.

Our family office mindset provides us with a flexible approach and long-term perspective. We believe that patient, generation capital provides a competitive advantage and helps to create differentiated investment opportunities.

Tryline targets investments with the following characteristics:

  • Property Types: Multifamily and mixed-use buildings in transit-oriented, amenity served locations
  • Deal Criteria: Properties with a specific value-creation plan
  • Deal Size: Seeking to invest up to $100 million of equity per transaction

Our team

William

William Harsh

Managing Partner

Will Harsh is a Managing Partner at Tryline Capital. Will holds a MS in Real Estate Development and an MPA in Urban Policy, both from Columbia University. He graduated from Princeton with a degree in Politics, and served as a Peace Corps Volunteer in Costa Rica. He sits on the Housing and Homeless Committee at the Robin Hood Foundation.

Jaryn

Jaryn Horner

Managing Partner

Jaryn is a Managing Partner at Tryline Capital and has 15 years of finance, investment and real estate experience. Prior to Tryline, Jaryn was a Vice President at Wafra Inc, where he invested in middle market private equity transactions across the real estate, energy and transportation sectors. Previously, he worked in investment banking at Wells Fargo and Deutsche Bank where he helped execute M&A as well as equity and debt capital markets transactions. Jaryn has a bachelor’s degree from Princeton University.

Denny

Denny Minami

Principal

Denny is an experienced senior real estate executive. He focuses on new acquisitions and asset management of the firm’s investments in the Washington, DC region. Recently retired from Billy Casper Golf (sold to Troon), Denny remains focused on the redevelopment of owned golf courses into residential lots. Prior to Billy Casper, he worked as President/CFO of Charles E. Smith Residential (based in Washington, DC) where he was responsible for the development, construction, acquisition and property management of over 22,000 upscale urban rental apartments. Currently, Denny serves as a Board Director of Angel Oak Mortgage.

Luke

Luke Halper

Associate

Luke Halper is an Associate at Tryline Capital with over 3 years of real estate finance experience. He previously worked at Norfolk based Cohen Investment Group in an acquisitions role and at New York City based Rose Associates on the operations side. Luke has a bachelor’s degree from Penn State University.

1840 Wilson is an office building and adjacent retail buildings located in Arlington, VA.

The Brunswick

Centrally located in downtown New Brunswick, New Jersey, the Brunswick is a mid-rise 200 unit apartment community.

The Ridge

The Ridge is a garden-style apartment community comprised of 465 units and located in Hagerstown, Maryland.

484 Humboldt

484 Humboldt is a former 19th century schoolhouse restored to a 21 unit multifamily property. The elevator building is located in the East Williamsburg neighborhood of Brooklyn.

65 Maspeth

65 Maspeth Avenue is a seven-story apartment building located in Williamsburg, Brooklyn.

64 – 68 Maspeth

64, 66, and 68 Maspeth are newly constructed contiguous buildings composed of twenty-four rentals units in the much sought-after East Williamsburg neighborhood in Brooklyn.
